I have watched San Pedro, Ambergris Caye transform before my eyes. Over the years, the town has seen rapid development, growth in business, with real estate prices soaring, hotel construction booming, and tourism reaching new heights. From small island charm to a bustling destination, San Pedro continues to grow at an incredible pace, particularly in the north, where prime beachfront real estate has been snatched up for high-end resorts, luxury homes, and modern infrastructure.
The Business Boom in the North
The northern part of the island has been a magnet for large-scale developments. Luxury resorts now line the coast, offering breathtaking views and world-class amenities. High-end homes and condominiums have sprouted up, catering to investors and retirees eager to claim their slice of paradise. Infrastructure improvements, including better roads and utilities, have made it even more attractive for those looking to build and invest. The demand for property in the north has pushed real estate prices to record highs, making it one of the hottest markets in Belize.
The South’s Slow but Steady Growth
While the north has seen rapid expansion, the southern part of San Pedro has been developing at a slower, steadier pace. Historically, most businesses and attractions were concentrated in and around downtown San Pedro, but that is now changing. More and more businesses are recognizing the potential of the south, where land is still more affordable, and space is available for new projects.

In past years and more recently, I have seen a wave of new establishments opening south of town, from coffee shops, restaurants, and bakeries to hardware stores, an appliance store, a conference call and larger grocery stores. Resorts are also beginning to take shape in the area, capitalizing on the prime beachfront and tranquil surroundings. Notably, the upcoming general public hospital is set to further transform the southern landscape, adding to the essential services and making it a more self-sufficient part of the island.
One of the biggest shifts is the relocation of the water taxi terminal to the south, a move that will inevitably bring more traffic and commerce to the area. As this development continues, I believe we will see even more businesses and investments moving south, creating a new hub of activity beyond the town’s core other than north Ambergris.
What’s Next for San Pedro?
San Pedro’s growth shows no signs of slowing down. As the north continues to thrive with high-end developments, the south offers a different kind of opportunity—one that is more accessible and ripe for expansion. The slow and steady rise of businesses in the south indicates that it is only a matter of time before it becomes the next hotspot for development.
As I take in the ever-changing landscape of Ambergris Caye, I can’t help but feel excited about what’s to come. I do miss the laid-back charm of yesteryear, but I do think you can still find this charm and tranquil paradise that everyone has fallen in love with. San Pedro is evolving, and while it fights to holds onto its island charm, its future is looking brighter and more dynamic than ever. Whether north or south, the island is on a path of unstoppable growth, and I am eager to see how it continues to unfold.

The Baker gained popularity with their fresh baked goods and sweet treats over the years; and the new owners remodeled the place with a brand new look. They enclosed the front seating area, added air conditioning and are making more delicious baked goods, coffee and food items.
Starcup Resto and Coffee popped out of nowhere next to LC Distributors (wines and spirits). It’s a small, but quaint coffee shop with java and food options. More Coffee….
Newest additions to the scene down south is a third branch of The Farmhouse Market and Cafe at Mahogany Bay Village and The Hula Bar, Hawaiian-themed restaurant and bar that has become a fav among visitors.
